Rental Houses in Australia

Rental houses in Australia are not as popular as rental apartments. The reason is obvious - the cost. Renters look to rent the properties which are close to their work place or place of study. Therefore, cheaper apartments for rent are a better option.

However, contractual professionals often prefer to have lifestyle they left in their home towns. Often it is those higher income families who rent houses. Rental houses are not necessarily more expensive. The price difference is only obvious when one compares apartment with the house in the same area.

Rental Houses in Melbourne

The rent for double storey house with a big garden in Pakenham will cost less than renting 2 bedroom unit in Elwood. Elwood or Brighton is closer to the city than Pakenham. However, this cannot justify $600 per week for 2 bedroom apartment.

Therefore, smart renters can easily get much bigger house for an extra 10-15 minutes of public transport discomfort. However, in case of using a private car, the CBD can still offer good savings.

Thus, only the outer suburbs of Melbourne offer competitive prices for rental houses. Even higher density urban dwellings like Dandenong have a good mixture of rental apartments and houses with good bargains for both types.

Rental Houses in Sydney

Rental houses in Sydney CBD are very expensive (often $1000+ per week). Therefore, rental city apartments are more popular. However, the rental houses in Western Sydney region are relatively affordable. In many cases these properties are cheaper than city apartments but with a much higher comfort.

The challenge is always to correctly weight the distance to work against the living comfort. The rule of thumb is to revise the benefits for your renting property every 12 months. For families to move from place to place is very hard. Children make friends, adjust at school and naturally they prefer to stay.

The growing property prices will unfortunately increase the population movement from one place to another.

Tips to Rent Houses

When you decide to rent a house you should:

  • Check how far is the house from the railway station and/or bus stop. It is not so much the physical distance to work but the distance to the train or bus which consumes time.
  • Check the house orientation. If you rent then choose the house which main windows face northwards.
  • Check the distance to school and shopping centre.
  • Check for unwanted structures like power lines.
  • Remember, public transport like V-line train can make 10km within 15 minutes. Thus 10km further from the city is still a better option than extra weekly rent of $100.
