Congratulations! You are one of those few lucky sellers to find those few struggling buyers.
The property market (despite current economic propaganda) is not good. It is not about the record of CBD investments but it is about the house market in the suburban region.

Ten years ago display homes for many Melbourne builders, Sydney builders and Perth builders were growing like mushrooms. New homes with innovative home design ideas were filling suburban developments.

Demands for existing and new homes were enormous. Green home designs and energy efficient homes were not needed. Australia was flooded with financial institution which were giving credits like pancakes. You could borrow for the new house, for landscape design, home interior design and even furniture.

However, times have changed. Banking world went into decline and easy loans are of the past. Everybody knows about global economic downfall. But how does this downfall affect homes for sale?

Cheaper Homes - Better Homes To Sell

Although cheaper homes are easier to sell now, that was not necessary the case in the past.
The gap between an expensive and the cost effective home narrowed over the past 10-15 years.
The overall property prices increased enormously. But today, selling double storey house in Australia can be only 30K more than selling single storey house in the same location.
It is probably good time to upgrade to a better house. However, new home buyers will be on decline.

Homes for Sale Should Not Be Overadvertised

The price of homes for sale is not the same as the price of cars. The difference is in the level of suffering to repay off the loan. Buyers are pretty smart as to what they expect from your house. Often real estate agents try to create a Windsor palace out of 2 bedroom weatherboard rural dwelling. This is silly and wrong! When buyers visit your property it is better for them to be amazed rather than disappointed.

Advertise your home design ideas, point to good home design plans but do not over do it.
Extract good points about your interior design ideas but stop short of indulgence. If your landscape design is pretty then let the buyer know about it. If you are selling energy efficient home then state the benefits for future savings. The same applies for city apartments, beach houses and holiday houses. Point out the benefits, exaggerate slightly but do not lie!
